As a project & construction manager I’m looking forward to explore and create new business concepts together and making them work for others so I can excel in the most optimal situation. Working closely with different professional disciplines, stakeholders, businesses owners, experts and vendors. Finish what you started, making promises and keeping them. Trust and honesty are key words for me and the fundament to build business and relationships on.

The last 2,5 years I was a Senior Program Manager / delivery manager EMEIA responsible for delivering Real Estate Projects varying from (turnkey) construction, labs, offices, technical installations and compliance projects. Leading approx. 15 projects simultaneously across the globe in an inclusive environment. Key drivers were the merger between Dow and Dupont, followed by the split into three independent companies (Dow, Dupont and Corteva) listed on the stock exchange.

Key activities:

  • Provide an account management structure
  • Maintain and enforce governance and process over gate reviews
  • Coordinate with all appointed DOW contractors and suppliers.
  • Drive completion of BOP and CCR’s
  • Appointment of Local PM, architects and engineers
  • Manage capital and expense spend tools and monthly financial forecasting. Manage overall project budget, including professional services and construction services
  • Monitor, manage, and follow up on all project communications and formal monthly reporting
  • Set execution protocols for delivery of services via a playbook
  • Define, implement and utilize a process to select best in class project management firms to perform local project management services on behalf of DOW/NKF
  • Collaborate with local team in development of master program and budget
  • Engage with DOW EH&S to define project specific EH&S Standards
  • Training local teams on processes
  • Capturing of lessons learned and collaboration on process continuous improvement activities

Pre-construction stage services:

  • Support with the appointment of architects and engineers if required
  • Develop master program and a master budget
  • Drive actions and supply chain forward aligned to program
  • Prepare a risk register and monitor
  • Determine best procurement route for GC – Design and Build
  • Develop project specific EH&S Standards with professional team
  • Advise on local contract forms and nuisances
  • Run competitive tender process for D&B appointment and recommend
  • Obtain approvals from the Local Authority

Construction stage services:

  • Hand-over protocol with the landlord
  • Manage completion of contract documents
  • Monitor and review against health & safety plan
  • Monitor and drive the progress of the construction works and furniture installation
  • Financial management – cost control and cash flow
  • General construction contract admin
  • Advise on payments
  • Progress reporting master program and budget
  • Certificate of practical completion and snagging
  • Ownership of final account completion

2014 – 2016 / OfficeWorks / Volkswagen PON Financial Services – project and delivery manager

VWPFS approached OfficeWorks with the requirement to provide a project management role to support the changing structure of their internal facility group. The existing organizational structure had been in place for the last 10 years and VWPFS required expert assistance to help them with their restructuring plans that would lead to rethink their current processes whilst also rejuvenating and rebranding the group for both the short and long term success of the group. In close co-operation with the board we were able to take them through a path of learning and discovering the full potential of the organization within the new proposed organization. We were able to write a completely new facility plan which led to the adoption of a new approach to contracts, sales, organization, people and cutting costs. The strategic advice written by OfficeWorks was approved by the board and implemented with success within the organization.

The client also expressed their need for a support/coaching role for their move to new premises. We were asked to coach the organization through the process of their move from the very initial stages to the completion of the works and final handover to the client. Due to the short time frame of the project we had to act quickly and steer the process in the right direction to ensure that the new premises was sufficient for their needs from a technical performance and quality of interior finish perspective.

Most of the facility services, such as cleaning and building installations were put out to tender to achieve a more competitive price without any concessions to quality. Through our ability and experience with this type of project the client found that by following this process they were able to cut costs considerably while keeping the focus on quality and efficiency. All of the actions were achieved with a measurable financial and organizational benefit, of which we were very proud to be a part of.
